Pre-application Advice
AS Planning are strong advocates for undertaking a pre-application advice request with Council prior to lodging the planning permit application, to ensure a smoother application process. The pre-application process is an invaluable step in ensuring that any issues Council may have with the proposal are identified and responded to.
We also perform due diligence and feasibility checks and facilitate the pre-application process with Council on behalf of the Client. These checks can be vital to the project as they identify any potential town planning issues with a project in the early stages of the process to avoid delays at a later stage, when it will be harder to rectify.
Town Planning Advice
AS Planning utilise their wealth of experience to provide in-depth written and verbal town planning advice to Clients on the full scope of town planning matters, as governed predominantly by the Planning and Environment Act, 1987 and any other relevant Acts and legislation.
VCAT Representation
AS Planning can assist Clients who have a planning dispute or have received an unfavourable planning decision. We have a very strong success rate at VCAT on a wide range of planning matters and can provide representation to Clients, being both permit applicants and objectors.

The AS Planning method for achieving results
Compliant design – smoother approval process
At AS Planning we strongly believe that the more compliant a design is with relevant planning policy, the smoother the approval process will be. In our experience, all too often many permit applicants will try to push unreasonable proposals through Council and will receive push-back after push-back, eventually resulting in a refusal or a permit full of arduous conditions.
Pre-application & stakeholder involvement
AS Planning understand the importance of involving key stakeholders as early as possible, including the relevant Council, to ensure they have input into your project. It’s our experience this results in a streamlined application process which can potentially avoid further information requests after lodgement. Linked to this is undertaking pre-application advice requests with Council, the importance of which we can’t stress enough. The pre-application is vital to ensuring your project is on the right track.
Expert consultants advice strengthens the project
AS Planning also make clients aware that it is critical all relevant expert consultants, such as traffic engineers and arborists, are involved in the project from design stage to strengthen the project and provide expert advice that Council will rightfully be expecting. At AS Planning, we have developed a strong network of expert consultants in various fields that clients will have access to for their projects.
Balance of meeting client expectations & authorities requirements
AS Planning strive to deliver results that meets client expectations but also which the authorities have no problem approving. While we have an abundance of experience at the Victorian Civil and Administrative Tribunal (VCAT), avoiding this is of great benefit to a clients project as it adds unnecessary time, costs and risk to the project.
