Understand the viability of a project or a piece of land before pulling the trigger.
Are you part of the recent mass migration of tree changers from Melbourne? Geelong has so much to offer, plenty of jobs and beautiful beaches at arms lengths, what’s not to like about living here? Whether you are thinking about renovating a mid century gem, knock down rebuild or a new build on a semi rural block – whatever your plan, we can help make it happen.
AS Planning is an independent Town Planning Consultancy working in Geelong and surrounding areas, primarily assisting clients in obtaining Planning Permits through Council in the most efficient and timely manner possible. We work with a high volume of clients requiring a Planning Permit triggered from the various zones and/or overlays, including (but not limited to) the Design and Development Overlay (DDO), Heritage Overlay (HO), Vegetation Protection Overlay (VPO), Bushfire Management Overlay (BMO), Significant Landscape Overlay (SLO) and Environmental Significance Overlay (ESO) in the Geelong area.
Andrew Stubbings is the Director & Founder of AS Planning. He has years of experience within both the public and private Town Planning sector and has a solid understanding of Council’s end to end process. Andrew now works independently with home builders, developers, architects, investors and business owners.
AS Planning will ensure the strongest planning application is submitted to the City of Greater Geelong on your behalf. The planning application addresses all relevant planning policies from the Greater Geelong Planning Scheme and includes external consultants reports.

A Design and Development Overlay (DDO) will guide the scale and form of your development on your land. One of the most common of these in the Geelong region triggers the need for a planning permit if your building height is greater than 7.5 metres. We can help you understand the DDO requirements set by the City of Greater Geelong Council and should you require a planning permit under the DDO provisions we can help you achieve one.
The other common Planning Permit triggers we come across in this region via overlays on properties are the Vegetation Protection Overlay (VPO), Bushfire Management Overlay (BMO), Significant Landscape Overlay (SLO) and Environmental Significance Overlay (ESO). No matter which overlay applies to your property, AS Planning can assist in engaging the right professional(s) and obtaining the reports required for the Planning Permit application. Whether it’s a Designer, Arborist, Landscape Architect, Traffic Engineer or any other relevant professional, we have an extensive network of local experts to assist with the development process.
