In most cases, yes. Use and development of a dwelling in FZ (Clause 35.07) normally needs a permit, especially if the lot is under the “standard” FZ area, is in LSIO/Floodway, or is near channels/creeks. We confirm the triggers, tell you what Council will want to see, and prepare it in that format.
